The communal areas are cleaned every Tuesday. Please help keep them clean and tidy between visits, and deal with any spills or mess promptly where possible.
The communal fire alarm is tested every Tuesday. The system is also professionally inspected and serviced by an external fire safety company twice a year.
All residents are expected to familiarise themselves with the fire safety procedure. This can be found on signage in coomunal areas of the manor, more information can also be found here.
All external windows are professionally cleaned every 3 months, including the windows to individual apartments. Residents will be notified when possible ahead of visits.
The gardens and grounds are communal spaces for everyone to enjoy. Please be considerate of neighbours and leave shared areas tidy after use. Report any damage or issues using Report an Issue.
Three communal rotary washing lines are available for all residents. After use, please fold the lines down and replace their covers, leaving the area tidy for others.
Twyning Manor has a communal bin area for residents' household waste and recycling. Please make sure all waste is placed inside the appropriate bins and that lids are closed after use.
Bin collection dates, including any changes around bank holidays, can be checked on the council website here.
Please don't leave bulky items or other waste beside the bins. If you're unsure how to dispose of something, check the council's recycling and waste guidance.
No permission is required to hire a skip. Skips should be placed in the corner by the garages, between the two gates leading to the neighbouring properties. This location keeps skips at least 15 metres from the main building for fire safety, and does not obstruct access.
The resident arranging the skip is responsible for its hire, use and removal.
The communal shed contains a mixture of Manor-owned and privately owned items. Garden furniture is available for all residents to use. Return everything to where you found it and leave the shed tidy.
BBQs and the fire pit are privately owned but generally available to use - please check with the owner first and provide your own gas or charcoal. Tables and chairs in the communal shed are a combination of privately owned and communal, they are available for all residents to use.
After use, please clean BBQs and tools, ensure fires are fully extinguished, replace covers and return everything to where it was found. Some items may remain outside during the summer.
A designated bonfire area is available within the grounds. Please check with a Twyning Manor Director before lighting a bonfire. Bonfires must be supervised at all times and fully extinguished afterwards.
The ride-on mowers are available for residents to use, but you must complete the Mower User Declaration before using them for the first time.
Dogs are very welcome in the communal grounds, but please clean up after them immediately and dispose of dog waste appropriately.
Each of the garages is allocated to an individual property and is not a communal space. Electricity is supplied from the Manor's communal supply. Light use is not charged, but electricity used for white goods or other higher-consumption equipment is payable at the same unit rate charged to the Manor by its electricity supplier.
Where a garage has a meter, residents should submit a monthly reading. Where no meter is fitted, a plug-in energy monitor should be used to record electricity consumption.
