Fire Alarm Procedure
The communal fire alarm is tested every Tuesday. The system is also professionally inspected and serviced by an external fire safety company twice a year.
All false alarms must be logged in the fire safety book, kept in the fire safety documents box beside the alarm unit (Code: 999) Please ensure that this is completed on each occasion.
The fire alarm is maintained by Vale Fire and Security. They have a 24h helpline:
0333 344 0812
Fire extinguishers are provided within the communal areas of Twyning Manor as an emergency aid to escape only. Residents and visitors are not expected to fight fires and should not use extinguishers to attempt to extinguish or control a fire.
In the event of fire, the priority is to raise the alarm, leave the building safely and call 999. An extinguisher should only be used if necessary to assist a safe escape and it is safe to do so.
Extinguishers are professionally inspected and maintained. Any use, damage or defect must be reported to management immediately.
Communal fire doors are an important part of the building's fire protection. They must remain closed. Do not wedge them open, obstruct them or interfere with door closers. Please report any fire door that does not close properly or appears damaged.
Communal stairs, landings, lobbies and escape routes must be kept clear. Please don't leave personal belongings, furniture, boxes or other items where they could obstruct an escape route.
Residents are responsible for fire safety within their own homes. We'd encourage everyone to regularly check their smoke alarms and take normal precautions with cooking, candles, electrical appliances and other potential ignition sources.
Twyning Manor Management Company maintains a Fire Risk Assessment covering the areas of Twyning Manor for which the company is responsible. You can view the current assessment under Documents.
Please report damaged fire doors, alarm faults, damaged or missing extinguishers, obstructed escape routes, emergency-lighting faults or any other fire-safety concern to management as soon as possible.
